Selling Process

1. Get a free market Analysis 

  • Contact Legacy Mark Realty to get a FREE Market Analysis of your home
  • Determine your reasons and needs for selling so we can decide how best to market your property
  • We will walk through your home, use our knowledge of the market and comparable sales to determine the list price

2. prepare your home

  • Your home needs to be in the absolute best condition possible before putting it on the market
  • Clean, clean, clean.  You want the home to be spotless through and through.  In addition to the more obvious items like carpets, wood floors, and clutter removal, you should pay special attention to cleaning items like fans, light fixtures, baseboards, blinds cabinets, appliances, etc.  People are far more likely to buy a house that they feel is well maintained.
  • De-clutter.  Make sure that all items in your home are appropriately placed and organized. Also focus on keeping closets, drawers, and cabinets clutter free.  Buyers will likely look there and cluttered storage areas give them an impression that there is a lack of storage in the house.
  • Pets and smells. Pet smells, cigarette smoke, and strong food smells will turn a potential customer away within the first 10 seconds that they walk through the door.  Make sure that all soft surfaces such as drapes, carpets, linens, etc are deep cleaned so that your home smells fresh.  
  • Outdoors - Keep your lawn, shrubs, and trees well manicured at all times.  Make sure that newspapers and flyers are removed from your yard or front door as soon as possible.
  • Your Legacy Mark Realty REALTOR will walk through the home with you before placing it on the market to point out areas that need to be addressed.

3. List the house and market it

  • You will complete a Seller's Disclosure to provide to potential Buyer's
  • Your REALTOR will take many pictures of your home to highlight its best attributes
  • Your home will then be added to the Multiple Listing Service (MLS) by your REALTOR which will contain pictures and a catchy and informative description of your home
  • Your home will then show up on every Agent's search and Buyer's search in the DFW metroplex who are looking for a home that matches your home's features
  • Since many Buyer's search the internet constantly for homes,  in addition to MLS, your home will also be featured on LegacyMarkRealty.com and Facebook as well as listed on Trulia, Realtor.com, other real estate broker sites, etc.
  • Your REALTOR will also market your property amongst their network of other brokers, agents, and Buyers to get your home sold quickly

4. Schedule showings

  • Once your home is listed, you will likely start having showings scheduled immediately
  • Be as flexible as possible to accommodate the Buyer's schedule.  You want as many people to see your home as possible
  • Don't be present during showings as this will allow the Buyer's feel more comfortable and will spend more time looking at the great aspects of your home
  • Remove pets during showings.  You may think Fido is the cutest thing but not all people like pets

5. NEgotiate the contract

  • Once you receive a contract, we will present it to you and give our professional advice on what you should do
  • Your REALTOR will then go to bat for you and negotiate the contract with the Buyers to make sure that you get the best deal possible

6. INSPECTions, Appraisals and Lending

  • Once the contract is finalized, the Buyer will begin doing their due diligence on the property
  • Inspections, appraisals, and surveys will be done on the property
  • The Buyer will then work with their lender to get their loan funded

7. CLOSING

  • Seller receives a copy of the closing statement for review prior to closing
  • Buyer does a final walk-through inspection of the property
  • The REALTOR arranges a closing date and time with the Seller and title company. Buyer's closing is also arranged

8. AFTER THE CLOSING

  • Documents are sent to the buyer's loan company for approval and funds are disbursed
  • The title company receives and funds all money from the loan company. Proceeds of the sale are then paid by the title company to the Seller.
  • Legal documents will be recorded in the office of the county clerk
